The NPMA33 form For many VA-guaranteed home loans, the lender may require a wood-destroying insect inspection before closing and a clearance paid for by the seller. In a sellers market, the seller may not want to do the repairs on the pest report.  The NPMA-33 form is the standard report used nationally for HUD and VA transactions. A select few lenders use this form to waive the repairs on the pest report as long as there is no active infestation. This is a win win for the buyer and seller in periods where there are multiple offers and the VA buyer is competing against buyer whose lender does not require the repairs to be completed before close of escrow.  Most pest companies know this form.
